Thinking about a flat roof replacement or need help with the one you have? Reality Roofing helps homeowners in Tucson, Sahuarita, and Green Valley understand their options, and plan their project with peace of mind.

Brown or yellow spots inside your home usually mean water is getting in through the roof
Standing water wears your roof down faster and can work its way into seams
The Tucson sun dries out roofing over time, which can leave openings for water to get in
The metal strips that seal your roof's edges and vents can loosen over time, and that's where many leaks start
When leaves and debris block the openings that let water off your roof, monsoon rain has nowhere to go
Once the protective top layer starts wearing away, the roof underneath is left exposed to sun and rain
| Repair may make sense when… | Coating may make sense when… | Replacement may make sense when… |
|---|---|---|
| The damage is limited to one area | The membrane underneath is still sound | Damage affects large areas of the roof |
| The rest of the roof is in good shape | The surface is worn but not leaking widely | Insulation or decking is saturated |
| The leak source is clear | You want to extend the roof's life | Leaks keep coming back after repairs |

We trace leaks to their source, whether that's a seam, flashing, a penetration, or a drain, so the repair addresses the cause and not just the stain on your ceiling.

When the roof underneath is still sound, a reflective coating can renew its protection and add years of service for less than a replacement.

When damage is widespread and leaks keep happening this usually entails a replacement. We'll explain your flat roof options and exactly what the new roof includes.
| System | In plain terms | Good fit when |
|---|---|---|
|
Modified Bitumen
|
A layered, asphalt-based membrane built with added polymers for flexibility and durability | You want tough, multi-layer protection for a flat or low-slope roof |
|
Peel-and-Seal
|
A self-adhering version of modified bitumen that sticks down without torches or hot asphalt | Residential flat roofs, patios, and additions where a simpler, cleaner installation makes sense |
|
TPO
|
A single-ply, reflective membrane with heat-welded seams | Larger flat or low-slope roofs where reflectivity matters |
|
Cork Roof Coating
|
A spray-applied, cork-based coating that renews protection on an existing roof | The roof underneath is still sound and you'd like to extend its life without replacing it |

Licensed, Insured & Bonded · Arizona KB-1 · ROC #359093 · Roofers with 30+ Years of Experience · Certified Applicator
We work with established roofing products and systems to support each project’s requirements. This helps us provide solutions tailored to your roof, rather than a one-size-fits-all approach. Our roofing contractors are Tucson based and have years of roofing experience for residential & commercial properties.

Coat it if the membrane underneath is still sound. Replace it if damage is widespread or the insulation is wet. A roof inspection will give us an accurate assessment of what your roof needs.
Generally speaking flat roofs need recoating every 2-5 years. However, there are other factors that affect this timeframe such as coating type, sun exposure, and how well the roof drains.
It's water that stays on your roof long after rain. Over time it wears down the roof surface and stresses seams, so it's worth having drainage checked.
Before monsoon season, in late spring, so problems get fixed before summer storms. We also recommend to schedule a roof inspection after any major storm or when you notice a stain.
Repeat leaks usually mean the real source was never fixed. Common causes are failed seams, poor drainage, or worn flashing around vents and parapets. We trace the leak to its source instead of patching only where water shows up inside.
In person we are willing to fully explain insurance paperwork & process and coach you in best practices to get the most out of your claim by using critical terminology. We will also coach you in dealing with your adjuster and their process.
We are License, Insured, & Bonded. The License we carry is a KB-1 General Contractors License which allows us to perform work both on Commercial & Residential homes and through our construction partners we can put together package deals which includes Solar, HVAC, Plumbing, Painting, and so much more.

At Reality Roofing, every project is backed by decades of hands-on experience and a deep understanding of what it takes to build in Arizona’s climate. Founded by licensed contractor David Porter, the company was born from a passion for quality craftsmanship and a commitment to helping Tucson homeowners protect what matters most.

David is the owner and hands-on leader of Reality Roofing. He brings over two decades of deep industry experience, having begun his career in roofing in 1995 as an installer. From 1995 to 2012, David personally installed a wide range of roofing systems—including custom and complex builds—giving him a level of firsthand expertise that few owners or sales professionals can match.
Raised as the son of a builder, David learned early the value of hard work and the importance of building quality homes. His background isn’t limited to construction—he also spent time serving as a pastor and missionary, overseeing community development projects on the Pine Ridge Reservation in South Dakota.
In 2017, David and his family relocated to Tucson, where he and his son Elijah spent several years managing a roofing department for a larger company. Their work extended beyond roofing to include HVAC, plumbing, electrical, and painting—experience that helped round out David’s construction expertise. Now, with the support of his wife Tiffani and their family, he’s proud to bring a fresh perspective to Tucson homeowners through Reality Roofing.
David holds a KB-1 General Contractor’s License, allowing him to lead both residential and commercial projects. When you schedule an estimate with Reality Roofing, you’ll speak directly with David—someone who values education, transparency, and helping homeowners make confident, informed decisions about their roofing needs.
